Aberdeen homeowners impacted by RAAC set for additional payment

AN additional payment is set to be made to homeowners in Aberdeen impacted by RAAC, the city’s local authority has announced.

Project Scotland reported in August 2024 that an estimated 366 council and 138 private addresses in the Balnagask area of Torry, Aberdeen, were found to have RAAC in roof panels.

In March of this year it was announced that the properties would be demolished, with private properties impacted by RAAC to be purchased by voluntary agreement.

Earlier this month, it was announced that the Scottish Government would accelerate planned affordable housebuilding developments through the affordable homes supply programme to Aberdeen City Council – which would enable the council to free up £10 million to support residents and homeowners impacted by RAAC.

Aberdeen City Council has now announced an agreement in principle to make an additional payment to private RAAC homeowners, which would reflect the impact RAAC has had on the  market value of their property – should they wish to sell their property to the Council on a voluntary basis.

The local authority said that the news could also mean homeowners who have already agreed terms will be offered the money retrospectively, subject to a report being presented to committee on how the offer complies with the council’s statutory duties.

The potential offer includes an additional payment of £44,000 for a four-bedroomed property, £37,000 for a three-bedroomed, and £20,000 for a one-bedroomed, on top of the existing market value, legal and professional fee payments already in place.

Convener of Aberdeen City Council housing, communities, and public protection committee, councillor Miranda Radley, said, “We are pleased to be able to offer this additional payment to RAAC private homeowners in principle.

“We are grateful to the Cabinet Secretary for Housing Màiri McAllan for the invitation for the council to bid for £10million and verbal reassurance for further resources as it meant we could make this additional payment available.”
