Cala outlines plans for ex-British Car Auctions site in Kinross

CALA Homes (East) has outlined its intention to deliver a new development at a 9.3-acre brownfield site to the south-east of Kinross.

The housebuilder wants to create around 95 new homes on the former British Car Auctions site.

A Proposal of Application Notice (PAN) has been submitted to Perth and Kinross Council for the vacant site at Bridgend, marking the start of the statutory consultation period ahead of any planning application.

The site has been identified for redevelopment and is designated as ‘white land’ under the council’s Local Development Plan – meaning it is suitable for a range of future uses, including residential.

Two consultation events will be held at Loch Leven Community Campus on Tuesday 17 September and Tuesday 29 October, from 3.30 to 8.30pm. These sessions will allow residents to meet the project team, view the initial plans, and provide feedback before any formal plans are finalised.

Alasdair Hughes, senior land manager with Cala Homes (East), said, “This is an important site with the potential to bring lasting local benefit to Kinross. We want to listen closely to the community and work in partnership to ensure any redevelopment complements the town and its surroundings.”

While detailed designs will follow at a later stage, Cala has indicated the site could deliver around 95 new homes, including affordable housing. All properties would be gas-free and include EV charging infrastructure. The proposals being developed will include Cala’s urban wildlife strategy and biodiversity enrichment plan.

The redevelopment of the site also presents an opportunity to improve active travel links between the High Street and Loch Leven car park. The site was previously earmarked for retail use, but Cala said those proposals were ‘not viable and did not progress’.
