First residential site launched at new Edinburgh urban quarter

THE first private residential development opportunity has been launched to the market at a new urban quarter taking shape in Edinburgh.

Edinburgh Park sits 5.5 miles from the city centre and is being delivered by developers, Parabola, in what it says will be a ‘socially inclusive, healthy, and culturally vibrant’ environment in ‘one of the best’ connected mixed-use neighbourhoods in the city.

The area encompasses 1,000,000 sq ft of grade A office space; Patina, a £2.4 million bar, restaurant, artisan bakery and live music venue; facilities for padel tennis and a multi-use-games area for tennis, five a side football, netball and basketball as well as public realms incorporating a water cascade, lochan and ten sculpture installations by artists including Sir Eduardo Paolozzi RA.

The development incorporates footpaths and cycle ways connecting the site to the Pentland Hills, as well as two tram stops that allow for travel to the city centre in less than 20 minutes.

Detailed planning consent has been obtained for the development of 397 apartments and townhouses for sale to be built across three plots, the majority with private gardens, balconies, or terraces. In addition, landscaped podium gardens between all blocks, with dedicated children’s play areas, will be for the exclusive use of residents. One block will encompass a communal, south facing roof top garden with views towards the Pentland Hills

The development will apply low and zero carbon technologies and implement non-combustion heating systems, with a targeted A EPC rating.

Future plans for the wider development include a hotel, 1,180 build to rent and mid-market rental units, 160 affordable housing homes, as well as further eating, drinking and leisure facilities.
