PROPERTY consultant CBRE has launched a “highly strategic and well connected” new office development in Aberdeen.

The firm, alongside joint agent Knight Frank, has launched the new B3 at Aberdeen International Business Park in Dyce, adjacent to Aberdeen international Airport.

The B3 is also accessible from Airport Road, which will connect to the new Aberdeen Western Periphery Route (AWPR) at Craibstone Junction when it opens.

The development provides accommodation extending to 77,000 sq. ft over three floors. Floors can also be sub-divided with individual suites available from 6,000 sq. ft. On-site amenities include a restaurant; lunch deli; coffee shop; gym; fitness suites; games hall; auditorium; communal meeting rooms; and a nursery.

Amy Tyler of CBRE’s Aberdeen office commented, “B3 really is a fantastic building; not only is it located in a highly strategic and well connected area, it also has high quality Grade A space with large open plan floor plates and brilliant views.

“The building has the potential to accommodate smaller requirements too as we can sub-divide floor plates from 6,000 sq. ft upwards, meaning it is suitable for a variety of size requirements.”

Amy continued, “We decided to commence our new marketing campaign for B3 on the back of the AWPR opening imminently, meaning the building will be even more accessible, with market sentiment also improving. Aberdeen International Airport’s first phase of transformation is now complete and the new exhibition centre TECA will open in 2019, all of which represents significant investment in surrounding infrastructure.”

She added, “Confidence is gradually returning and we believe occupiers will now be in a position to consider leasing strategies again. With a building like B3 available for immediate occupation at a rental of only £17 per square foot, we expect a good level of interest in the space.”
