CONSTRUCTION is progressing on the second phase of the award-winning Bellsmyre Regeneration project in West Dunbartonshire, with the first of 33 new affordable homes now being formed onsite.
Led by Caledonia Housing Association (CHA) in partnership with West Dunbartonshire Council, the Bellsmyre Regeneration is a multi-phase, multi-year programme of community-led, new-build housing delivery that will conceive up to 138 homes within a five-year period.
The first phase of 27 homes at Whiteford Avenue, a 2026 Scottish Home Awards winner, was completed by CHA’s construction partner, CCG (Scotland), in January, with the contractor beginning works on Phase 2 earlier in the summer.
The new development builds on the design methodology of Phase 1, with a mix of flats and houses chosen to respond to the varying needs of future tenants, all of whom are existing Bellsmyre residents moving from now-demolished flats or temporary accommodation.
A network of foot and cycle paths will be created to connect the wider neighbourhood, alongside the provision of enhanced public green spaces.
Allan Jones, chairperson of Caledonia Housing Association, said, “The continued regeneration of Bellsmyre is a longstanding commitment for Caledonia and remains a key project within our development programme. It is fantastic to see this next phase get underway, delivering new affordable homes for the area and supporting the wider sustainable regeneration of the community.”
Each property will incorporate heat pump technology to provide a low-carbon source of heating and hot water. CCG will also support wider social value initiatives by providing site-based employment opportunities and participating in career events with local schools.
David Wylie, CCG (Scotland) MD, added, “It is great to see the first homes take shape at Phase 2, marking another significant milestone in our partnership with Caledonia Housing Association, which began in 2018. The association’s decision to appoint CCG directly, combined with their commitment to working collaboratively with us and our valued design team, has helped drive efficiencies at every stage, ultimately enabling us to deliver high-quality sustainable homes on budget and at pace.
“This streamlined approach to partnership working is helping to address local housing needs and tackle fuel poverty in the local area, and we look forward to progressing towards completion in 2027.”
Bellsmyre Phase 2 has been supported by £5.8 million of Scottish Government grant funding.
