PEEL Waters and Urban Pulse have submitted plans for a second residential development at Yorkhill Quay, Glasgow Waters, marking another milestone in the transformation of this stretch of the River Clyde.

The move follows Urban Pulse’s recently submitted plans for a neighbouring £100 million co-living development.

Designed by HAUS Collective, the proposals for Plot 5 comprise of a six to seven-storey mixed-use development featuring 89 private homes, including a mix of one, two and three-bedroom apartments, alongside commercial space at ground floor level.

Located between Clydeside Distillery and the Riverside Museum, the development is said to have been inspired by some of Europe’s most successful riverside neighbourhoods and aims to maximise its waterfront setting, with private balconies, rooftop terraces and panoramic views across the River Clyde and Glasgow skyline.

A feature of the plans is the aspiration to work alongside Glasgow City Council to deliver a public art installation on the northern elevation of the building. Drawing inspiration from Yorkhill Quay’s maritime heritage and the area’s historic connection to the Anchor Line shipping company, the building has been conceived as a potential canvas for large-scale public art, creating a new cultural landmark.

The proposed development forms part of the wider Yorkhill Quay masterplan and is being brought forward as £4 million infrastructure works continue across the site, funded by Peel Waters.

The wider Glasgow Waters district is also being masterplanned and delivered by Peel Waters and will comprise of four waterfront neighbourhoods: Yorkhill Quay, Merklands Quay, Meadowside Quay and Castlebank Quay.

Future plans for the district include Therme Scotland at Castlebank Quay, a wellbeing destination being developed through Peel Waters’ partnership with Therme Group. Therme’s concept combines wellbeing, water-based experiences, family attractions and immersive environments.

James Patterson, director at Urban Pulse, said, “Glasgow Waters represents one of the most exciting waterfront regeneration opportunities in the UK and we’re delighted to have submitted plans for our second development within the Yorkhill Quay neighbourhood. At Urban Pulse, we’re committed to creating places where people can live, work and play.”

Brian Lavalette, property director for Scotland at Peel Waters, added, “The submission of a second planning application by Urban Pulse demonstrates the growing confidence in Yorkhill Quay and the wider Glasgow Waters vision. Peel Waters is currently delivering the infrastructure needed to unlock this part of the city and we’re pleased to be supporting developments that bring new homes, investment and activity to the waterfront.”

Murray Henderson, director of HAUS Collective, commented, “Yorkhill Quay sits is an evolving part of Glasgow and the building’s location shaped its design from the outset. It has four equally important facades, each responding to a different setting: the heritage of the Clydeside Distillery to the east, the regeneration of Yorkhill Quay to the west, the River Clyde to the south and the wider city and one of the main approaches into Glasgow to the north.

“This context influenced the architecture, from the massing and elevations to the balconies, terraces and active ground-floor frontage. It also created the opportunity for large-scale public art to the north. The aim is to allow each elevation to respond to its own setting while still working together as one coherent building.”

The proposed development incorporates green roof provision, renewable energy technologies, and a flood-resilient design strategy that responds to its riverside location.
