Marketing begins for new Dalmarnock innovation hub

XWORKS, Dalmarnock

CLYDE Gateway and commercial property consultancy Ryden have launched the marketing campaign for the letting of XWORKS, a new £11 million development designed to support the next generation of science and technology businesses in Glasgow.

Currently under construction in Dalmarnock, XWORKS will deliver at least 36,000 sq ft of flexible mid-tech workspace, with capacity to accommodate up to almost 45,000 sq ft through occupier-led fit-outs. The project is being delivered as part of Clyde Gateway Innovation and is targeting businesses operating in high-growth sectors including clean energy, defence, space and life sciences.

The launch comes shortly after first minister John Swinney visited the site to mark the start of construction, highlighting the role the site will play in supporting innovation, investment and job creation in Scotland.

XWORKS comprises two adaptable buildings capable of providing individual units from 6,800 sq. ft upwards, and supporting a range of uses including advanced manufacturing, laboratory, office, collaboration areas and showrooms. An fly-through animation and marketing brochure have been prepared, allowing prospective occupiers to appreciate the sub division, fit-out and use flexibility on offer.

Targeting EPC A and BREEAM Excellent ratings, the development will incorporate roof-mounted solar PV panels, EV charging infrastructure, biodiversity measures, and energy-efficient building systems.

Completion is anticipated in the first quarter of  2027, with Ryden now engaging with prospective occupiers.
