SGI officially launches ‘fundamentally reimagined’ Edinburgh office destination

PROPERTY regeneration and placemaking specialist Scarborough Group International (SGI) has officially launched Base, its office destination in Edinburgh.

Formerly known as the Younger Building, the 80,000 sq ft workspace has been transformed into a Grade A office facility. Located in South Gyle, the refurbished building is said to deliver a ‘fundamentally reimagined’ workplace environment, including renewed mechanical and electrical infrastructure, all-electric heating and cooling systems, upgraded air handling and intelligent building management technology.

The building is expected to achieve an EPC A rating.

Glazed curtain walling has been introduced around the central atriums in both the east and west wings, allowing the building to be subdivided while maximising natural light throughout the floorplates. As a result, Base now offers a range of occupational models – from ‘Plug & Play’ suites to larger traditional floorplates capable of accommodating single occupiers, multi-let configurations or phased expansion requirements.

Amenities include a wellness suite with gym, showers, drying facilities and cycle storage, upgraded communal breakout areas overlooking the triple-height glazed atrium, and landscaped external areas.

Paul Kelly, MD at SGI, said, “From the beginning, Base was conceived around the idea that workplaces should remove friction rather than create it. That thinking runs through every aspect of the building – from the Plug & Play suites and wellness facilities to the building’s flexibility, infrastructure and user experience.

“The response from the market throughout the redevelopment has reinforced that occupiers are increasingly looking for workspace that is operationally ready, commercially sensible and genuinely supportive of the people using it every day.”

The launch was marked by a showcase event on 9 June, where commercial property agents, occupiers and business leaders were invited to explore the building. Following the launch event, joint letting agents CBRE and Savills continue to engage with occupiers, with ‘strong’ early interest reported.
