Green light for build of community campus at Durieshill

DETAILED planning permission has been granted for the construction of a community campus at Durieshill in Stirling.

The development will include a ten-classroom primary school to accommodate 292 pupils, as well as an additional support needs provision for 18 pupils. The school will form part of a community campus that will also include play areas, a sports pitch, outdoor classroom, and external landscaped grounds.

Future expansion of the school to give a capacity of 424 pupils, as well as a pre-school nursery, was previously given planning permission in principle and will be subject to future applications.

Ground was broken at Durieshill in February 2026 and the partnership between Stirling Council and Barratt and David Wilson Homes has resulted in the largest housing development to have secured detailed planning approval in Scotland.

Convener of the planning and regulation panel at Stirling Council, councillor Alasdair MacPherson, said, “This approval marks another important milestone in the development of Durieshill and demonstrates our commitment to creating sustainable, thriving communities. The new community campus is an investment in children, families and the long term future of the new community at Durieshill, ensuring it’s a well-connected and vibrant place to live, work and learn.”

Andrew Curran, Barratt and David Wilson Homes West Scotland MD, said, “Durieshill will be a best in class example of high-quality placemaking, which goes beyond the provision of new homes. The inclusion of the new school and community campus is essential to the wider vision of this project, and will be fundamental to delivering a flourishing, self-sustaining community that supports residents at every stage of life.

“Working with our partners at Stirling Council, we will support the delivery of new infrastructure, services and amenities creating not just a development but a complete community. This long-term vision ensures the community grows in character and value, leaving a lasting positive impact and strong sense of legacy that will endure and evolve for generations to come.”

The transformation of the 593-acre site at Durieshill, between Bannockburn and Plean, will see more than 3,000 new homes built, 25% of which will be affordable housing.

Construction is expected to span 30 years and, in additional to the new school, will also include local shops and a business park, civic areas, new areas of play and open space, community woodland and active travel routes.

Around 130 new jobs will be created during construction and a further 770 afterwards through the new commercial centre, community facilities and business units.

The first homes in this phase of the project are expected to be completed by summer 2027, with initial infrastructure, road improvements and access travel routes scheduled for completion this summer.
