CBRE Scotland has advised Delta Energy Systems (UK) on its relocation to One Rutherglen Links.
The new Scottish headquarters is designed to support Delta’s long-term development, growth, and innovation.
CBRE Scotland acted on behalf of Delta Energy Systems, securing a ten-year lease across two floors totalling 11,101 sq ft of newly refurbished, Grade A office space. The move will see around 42 employees across engineering, sales and support functions relocate from East Kilbride to the new office as the business makes a significant investment in its Scottish headquarters.
Founded in 1971 in Taiwan, Delta Electronics develops advanced high-efficiency power electronics and smart energy-saving solutions, including power, cooling, and infrastructure systems for the data centre and telecommunications sectors, highly reliable power, and thermal management technologies for the automotive, industrial, and medical segments, EV chargers, energy storage systems, as well as industrial and building automation for a wide range of industries.
Delta serves customers in Europe, the Middle East, and Africa from its regional HQs in Hoofddorp, the Netherlands. Through Delta Energy Systems (UK) Limited, the company maintains an engineering presence in Scotland and serves customers across European markets.
The new premises comprise 4,990 sq ft on the ground floor and 6,111 sq ft on the first floor. The building provides modern, open-plan, accommodation that carries an EPC ‘A’ energy rating and includes car parking with dedicated EV charging points – credentials that align closely with Delta Energy Systems’ own commitment to sustainability and smart green solutions. Situated adjacent to Junction 2 of the M74 motorway, One Rutherglen Links offers excellent connectivity to Glasgow city centre and the wider central belt.
The internal fit-out is currently being progressed in collaboration with HK Surveying & Design, creating a bespoke workspace tailored to businesses’ ways of working. The investment will deliver on Delta Energy Systems’ commitment to its people, producing a modern, efficient environment built to support wellbeing and encourage collaboration.
Delta Energy Systems will move to One Rutherglen Links in September 2026.
Martin Speirs, director at CBRE Scotland, said, “Delta Energy Systems had a clear brief: a high-quality, well-connected workspace that could support its people and its growth plans. One Rutherglen Links delivered on every count.
“The quality of the building made this a compelling fit, and we are pleased to have supported Delta Energy Systems in securing a solution that aligns with their long-term ambitions.”
Craig O’Neill, head of R&D at Delta Energy Systems UK, added, “The relocation to One Rutherglen Links reflects our commitment to investing in our people and represents a significant step in the continued growth of our Scottish operations.
“Having the right environment for our staff matters, and we’re looking forward to moving into the new space later this year. Designed around collaboration and bringing teams together, the office will feature breakout spaces and communal social areas – creating a working environment that is more connected, flexible and engaging for everyone.”
Euan Burns, MD of asset management at M7 Real Estate, commented, “The transaction is testament to the building’s fundamentals, a highly accessible location and an EPC A rating, and represents the largest city fringe transaction of the quarter. We look forward to welcoming Delta Energy Systems to One Rutherglen Links.”
