Angus housing project will give historic school building a new lease of life

ANGUS Council has appointed Clark Contracts as the main contractor for the Invertay House affordable housing development in Monifieth.

The project will transform the former Invertay Primary School site on Maule Street into 19 affordable homes for social rent, bringing a historic building back into use while helping to meet local housing demand.

The B-listed building and janitor’s house will be converted into 16 flats, while three family homes will be built on the western portion of the site. Construction is expected to last approximately two years.

Gerry Cummins, director at Clark Contracts, said, “We are pleased to be working in partnership with Angus Council to deliver the Invertay House development, bringing this historic building back into use as high-quality affordable homes for the local community. The project showcases our experience in delivering sustainable housing alongside our commitment to developments that successfully balance heritage, quality and energy performance.”

The project is supported by Affordable Housing Supply Programme grant funding from the Scottish Government and features in the approved Strategic Housing Investment Plan 2026/27 – 2030/31.

The development aims to achieve Passivhaus EnerPHit certification, a high-level standard for refurbishing existing buildings. If achieved, it would mark a significant milestone as the first listed buildings in Scotland to reach this level of energy performance.

Originally built in 1878 as Monifieth Public School, the building became Invertay Primary in 1966 before closing in 1985. The site later served as council offices before becoming vacant in 2016.
