Work begins on £3.8m affordable homes development in Banchory

A new development of 17 affordable homes is set to be delivered in Banchory by Grampian Housing Association and Cala Homes.

The official start of work on the homes at Cala’s Raemoir Park site was marked in a ceremony attended by the deputy provost of Aberdeenshire, councillor Ron McKail.

The £3.8 million development will provide 17 energy-efficient homes for social rent, helping to meet local demand for affordable housing in the growing community. The project is being supported by more than £2.5 million from the Scottish Government’s Affordable Housing Supply Programme.

With its attractive Royal Deeside surroundings and proximity to Aberdeen city, Banchory has experienced growing demand for all types of housing in recent years. Cala’s 68-home Raemoir Park development was given the go-ahead by Aberdeenshire Council in 2024, with 17 of the homes to be affordable.

Construction is now under way on the affordable homes section of the development, which is expected to be completed by spring next year. The development will include 4 one-bedroom, two-person amenity cottage flats; 3 two-bedroom, four-person terraced houses; and 10 three-bedroom, five person terraced houses.

The deputy provost of Aberdeenshire, councillor Ron McKail, said, “This development will make a real difference in Banchory and Mid-Deeside, not only because of the demand for housing, but also because of the range of homes being delivered. The mix will help meet the needs of different households and support a balanced, sustainable community.

“I look forward to seeing these homes completed and to the positive difference they will make for individuals and families in the local community.”

Craig Stirrat, group chief executive of Grampian Housing Association, added, “We are pleased to be working in partnership with Cala to deliver high-quality, energy-efficient homes in Banchory.

“This development will help ensure that people who live and work in the area have access to affordable housing, supporting a balanced and sustainable community.

“We are grateful for the continued support of Aberdeenshire Council and the Scottish Government’s Affordable Housing Supply Programme, which enables us to deliver homes where they are needed most.”

Ross Maclennan, land director at Cala Homes (North), commented, “Cala is proud to be delivering new, high quality affordable homes in Banchory, helping to support the needs of the community.

“Investment in new housing helps to unlock affordable provision, and we are pleased to be working in partnership with Grampian Housing Association to bring forward these modern, energy-efficient homes at our Raemoir Park site.

“Our company was established in the north-east more than 150 years ago and we remain committed to investing in the region, local communities and their future.”
