Scarborough Muir Group commits to speculative industrial hub in Rosyth

SCARBOROUGH Muir Group (SMG), the joint venture between Scarborough Group International and Inverkeithing-based Muir Group, has confirmed its commitment to deliver a new 50,000 sq ft industrial and logistics unit on a speculative basis at Queensferry One, Rosyth, part of the Forth Green Freeport.

The decision follows the progression of enabling works at the site, supported by the UK Government’s recent Site Accelerator Grant.

The building, known as Q1 50, is fully consented and will form the first phase of development at Queensferry One, a 110-acre former Ministry of Defence site on the Forth Estuary with the capacity to deliver more than 1.2 million sq ft of industrial and logistics space.

Q1 50 can be delivered either as a single 50,000 sq ft unit or subdivided to accommodate multiple users. The specification includes a 10-metre clear haunch height, high floor loadings, yard and service areas, car parking, EV charging infrastructure and up to 1 MVA of power capacity. The building will target BREEAM Very Good and EPC ‘A’ ratings.

Muir Construction has been appointed principal contractor for the development.

Construction of Q1 50 is expected to commence following completion of enabling works, with the unit anticipated to be available for occupation in 2027.
