MUIR Construction has revealed it is making ‘excellent progress’ on the transformation of the Younger Building in Edinburgh for Scarborough Group, reinforcing the firm’s position in the growing office retrofit sector.
The project, set to be relaunched as Base West Edinburgh, is a response to demand for refurbishing and upgrading existing office infrastructure, bringing older buildings up to today’s standards of flexibility, energy performance, and workplace experience.
The revamp of the 89,863 sq ft, six‑storey building includes the reconfiguration of floors to create Grade A flexible office suites, modern amenities, and future‑ready building services. The design supports a range of occupier needs, from plug‑and‑play suites to bespoke tenant layouts, with upgraded breakout areas, a new wellness suite, and enhanced building performance.
The building is moving towards a fully electric, low‑carbon operation and targeting an EPC A rating. More efficient heating, cooling and lighting systems, improved air quality, LED lighting and smarter building controls are designed to contribute to reduced operational carbon and a healthier, more comfortable environment.
Muir Construction is delivering the upgrades through a coordinated programme, reshaping internal layouts, refreshing key areas, and upgrading core infrastructure and M&E systems. The team is working with AHR Architects, Gardiner & Theobald, and Buro Happold on the project.
