SRA Ventures has acquired a 2.5-acre multi-let industrial estate in Dundee, with plans to retain and refurbish two existing industrial buildings while also developing a new drive-up, modular self-storage facility on surplus land to the rear of the site.
The acquisition includes Block 11 and Block 12 on Nobel Road within Wester Gourdie Industrial Estate, which SRA Ventures plans to refurbish and retain as modern industrial units with private yards.
In addition, the company intends to develop around one acre of land at the back of the estate into Boxxs Dundee, a drive-up self-storage hub featuring secure yard space and Strongholds modular storage units, subject to planning permission.
Works across the site will include upgraded lighting and enhanced CCTV coverage to strengthen security, supported by active on-site management processes. The self-storage element will be designed to provide customers with direct vehicle access to unit doors, supporting frequent users including SMEs, tradespeople and local residents looking for flexible, secure storage.
Shaf Rasul, founder and chairman of SRA Ventures, said, “Dundee has seen significant growth in recent years, with more and more businesses calling the city home. We’re pleased to be investing in Wester Gourdie Industrial Estate – refurbishing Block 11 and 12 to bring high-quality industrial units with private yards back to the market, while also creating a new Boxxs self-storage hub on underused land at the rear of the site.
“This is about putting the right space in the right place: practical industrial units for businesses that need yards and access, alongside modern, drive-up storage for local companies and residents. Subject to planning, our Boxxs Dundee development will provide a simple solution for safe, secure storage, backed by strong site security and active management.
“The project will create local employment during construction and operation, support small businesses and tradespeople with modern space that’s currently limited in the area, and make productive use of parts of an industrial estate that have been underutilised for some time.”
