RYDEN has been appointed to lead on the occupational agency and marketing of Clyde Gateway’s £500 million innovation masterplan.

The masterplan forms a central pillar of Clyde Gateway’s vision to transform the east end of Glasgow and South Lanarkshire into a nationally significant hub for advanced industries.

Spanning sectors such as life sciences, green energy, digital technology, advanced manufacturing and engineering, the masterplan is designed to attract innovation-led businesses, stimulate inward investment, and support the creation of thousands of high-value, future‑focused jobs.

Creating a ‘cohesive’ development zone throughout Shawfield and Dalmarnock, the masterplan will deliver a mix of flexible workspaces, laboratories, research facilities, business accommodation, public realm, and access to low carbon heat networks.

Ryden will front the masterplan from an occupational perspective, supporting Clyde Gateway to bring forward space that meets the needs of modern occupiers, while also working closely with the wider advisor team as the masterplan evolves.

The appointment builds on Ryden’s existing involvement with Clyde Gateway through its property framework. The firm already acts on currently available space at Red Tree Business Suites, a network of co-working and serviced office centres, and Innovation Shawfield, an emerging cluster focused on life sciences, biotech, and advanced manufacturing.

Ryden is also joint agent with Avison Young on the upcoming XWorks development, the next major addition to Clyde Gateway’s innovation pipeline, which will bring forward new advanced manufacturing workspace designed to accommodate a range of hi-tech sectors.

Angela Rowley, head of property and development at Clyde Gateway, said, “The innovation masterplan is a key driver of Clyde Gateway’s next phase of growth, and appointing Ryden reflects both the scale of our ambition and the momentum we are building. Ryden brings a deep understanding of the Glasgow market, strong occupier relationships and a proven track record in supporting complex, mixed-use regeneration. Their role will be critical in helping us connect the opportunity with the right businesses and accelerate delivery on the ground.”

Gillian Giles, partner at Ryden, added, “Clyde Gateway’s Innovation masterplan is one of the most exciting regeneration-led commercial opportunities in Scotland. We’re delighted to be working with the team to help shape and promote a pipeline that genuinely responds to what occupiers are looking for.

“Our focus will be on bringing strong market insight, clear positioning and active engagement with the business community to support Clyde Gateway’s ambition to create a thriving innovation-led destination.”
