SCOTLAND’S newest construction firm, CK Construction, has officially launched, strengthening the CK Group’s presence in the market and adding capacity to support housing delivery across the country.

The new business is led by MD Andrew Dallas, who brings more than 20 years of experience across both the public and private sectors. CK Construction will initially focus on the delivery of affordable housing, while also undertaking planned maintenance, refurbishment and groundworks projects.

Backed by the expertise of CK Contracts, established in 1997, CK Construction benefits from in-house civil engineering and general construction services, designed to give clients greater certainty, reduced risk and improved control over programme and quality.

CK Construction also has the ability to undertake site and ground investigations in-house, offering greater control over timescales for testing, reporting and decision-making. When combined with its fully integrated groundworks capability, the company revealed this positions the business strongly to manage complex and contaminated sites with confidence.

Andrew Dallas explained, “There is a clear need for increased delivery capacity in the market, particularly in affordable housing. CK Construction has been set up to work in genuine partnership with clients, focusing on quality, transparency and long-term relationships. I am excited to launch this business in the Scottish marketplace which has been built on great foundations, with nearly 30 years in the construction industry.”

Kris Kinnear, MD of CK Contracts, added, “We’re thrilled to be launching CK Construction with Andrew at the helm. His wealth of experience in strategic housing delivery and project management makes him the perfect leader for this new venture, which strengthens our group and enables us to offer clients even greater capability and confidence on every project.”

CK Construction will work closely with Scottish Registered Social Landlords, local authorities, and consultancy partners, with the ambition to establish itself as a trusted and reliable construction partner.

Q&A

Can you describe your background in the construction industry?

I’ve worked in construction for more than 20 years, across both public and private sectors. For the last 13 years in particular, my focus has been on the delivery of affordable housing, working through a variety of delivery models including frameworks, land-led projects and traditional procurement.

What roles did you hold before joining CK Construction?

I spent the last ten years with The JR Group, initially as head of acquisitions and later as projects director for seven years. Before that, I worked with CCG Scotland as business development manager.

What achievement are you most proud of in your career to date?

A key milestone was helping to deliver 1,000 affordable homes during my time at The JR Group. Given the ongoing housing crisis and its impact on communities, being part of that achievement is something I’m extremely proud of.

What experience do you bring to your role as managing director?

I bring a strong understanding of client needs, risk management and delivery, supported by long-standing relationships with clients, consultants, subcontractors and partners. I’ve seen how projects succeed, so my focus is on collaboration, early engagement and building long-term partnerships that lead to repeat work.

When was CK Construction launched and what gap does it address in the market?

CK Construction was launched as a new business in January 2026, supported by CK Contracts, which has been established since 1997. Through discussions with clients, it was clear there was room in the market for a contractor offering genuine choice and capacity, particularly in housing delivery. A key strength is our in-house civils and groundworks capability, which helps reduce risk and improve programme certainty.

What types of projects will CK Construction focus on and who is the target audience?

Initially, our core focus will be affordable housing, reflecting our experience and market demand. We will also deliver a range of works including planned maintenance, refurbishment and groundworks. We take a partnership approach and will respond to the full needs of our clients.

Scottish Registered Social Landlords and local authorities are our primary focus to begin with.

What sets CK Construction apart from competitors?

Our in-house civils and groundworks capability gives us greater control over cost, quality, and programme. More importantly, we aim to differentiate ourselves through how we work, with openness, collaboration, and a focus on long-term relationships. The ability to carry out in-house site investigations is also a great attribute that we have, this allows for a greater control of timescales for results and data production.

What values underpin the business?

Trust, transparency, fairness, and partnership. These values will apply across everything we do, with clients, consultants, supply chain partners, and our own people.

Why was launching CK Construction a natural step for the group?

There is a clear need for increased delivery capacity in the market, particularly to help address the housing shortage. Launching CK Construction allows us to support clients more effectively and contribute positively to housing delivery across Scotland.

What are your priorities in the first year?

Our immediate priorities are to establish CK Construction in the market, strengthen the brand, expand the team strategically, and deliver our first projects on site. Over the next twelve months, I aim to make several key appointments to support growth, ensuring we build the right team at the right pace.

Crucially, we benefit from the backing of the team at CK Contracts, an established business with a workforce of 80 experienced professionals across pre- and post-contract functions. This depth of expertise provides CK Construction with a significant competitive advantage, allowing us to leverage proven knowledge and best practices as we scale and execute projects successfully.

How do you plan to build a sustainable business?

By growing at a measured pace. We’re not aiming to be the biggest contractor, but we do want to be recognised as one of the most reliable. Sustainable growth comes from understanding your limits and consistently delivering what you promise.

What does success look like for you?

Being recognised as a trusted construction partner, securing repeat business, and building a motivated team that shares our long-term vision.

What trends are you seeing in the construction sector at the moment?

The construction sector in Scotland is going through a period of change, but there’s so much to be positive about. Activity has levelled out across key areas like infrastructure and housing, and while it’s still a challenging market, confidence is starting to build again.

I expect the ongoing pressures around skills and costs to continue in 2026, and that’s naturally pushing clients to look for simpler, more efficient ways of getting projects delivered. There’s a real shift towards collaboration and working with partners who can offer certainty and joined-up solutions.

Being able to support projects from early planning right through to delivery means we can take a more holistic view, reduce risk and make life easier for our clients.

Any business that is open to innovative methods of construction and a willingness to work alongside its partners in a fair and transparent manner will succeed. This alone makes launching CK Construction in 2026, a genuinely exciting place to be. Businesses that can combine specialist expertise with a wide service offering are well placed to make the most of the opportunities emerging across the Scottish construction sector.

What do you envisage some of the biggest challenges and opportunities will be for your new venture in the coming years?

Some of the biggest challenges for our new venture will be managing skills, costs, and capacity, and in Scotland, the current statutory approval systems can certainly add hurdles. Approvals can be slow and unpredictable, so a clearer, more streamlined process would benefit the whole sector and help projects run more efficiently.

That said, there is a real responsibility on contractors and clients to enter discussions with statutory bodies as early as possible, and with as much of the requirements and information already in place to hopefully make the process as streamlined as possible.

What, in your view, would help to accelerate delivery of more homes to address Scotland’s housing crisis?

I think there’s no single solution, but a combination of measures could really help. Streamlining the planning system is key. Approvals need to be faster, more predictable, and consistent across the country. That would give developers and contractors the confidence to start projects without unnecessary delays.

Investment in skills and training is also critical. The sector needs more qualified people operating in both the pre- and post-contract side of construction and encouraging young people back into construction through apprenticeships or partnerships with colleges would help address that bottleneck.
