PROPERTY regeneration and placemaking specialist Scarborough Group International (SGI) has started work to redevelop the former Younger Building in west Edinburgh.
Due to complete in Q2 2026, Base is tipped to set a new ‘benchmark’ for out of town workspace in Scotland’s capital. The building will deliver 89,863 sq ft of ‘modern, sustainable and highly-adaptable’ workspace across three storeys.
The refurbishment is designed to transform the existing building into a ‘future-ready’ workplace with the flexibility to accommodate a range of occupier requirements. A complete decarbonisation strategy is underway, replacing traditional heating and cooling systems with an all-electric VRF system. Refurbished air handling units will enhance air quality and thermal comfort with COâ‚‚ and temperature control. Throughout, smart LED lighting, presence detection, sub-metering, and a new building management system aims to optimise energy performance and operational control.
The services strategy allows for full-floor single occupier or multi-tenant configurations.
Further upgrades include point-of-use water heating and an intelligent atrium shading system to manage solar gain. On every floor, communal breakout areas overlook a triple-height atrium, creating light-filled, social spaces. These will be complemented by a ground floor wellness suite including showers and drying rooms. The building has 266 parking spaces, including 20 EV charging points, and cycle storage.

Letting agents CBRE and Savills are now marketing the scheme and engaging with occupiers ahead of completion.
