LAW firm Addleshaw Goddard is to relocate its Edinburgh operations to a new office at 24 St Andrew Square in the heart of Scotland’s capital.

The address has been redeveloped by Ardstone Capital Limited on behalf of CBRE Investment Management and the Ardstone Regional Office Fund to create 48,200 sq ft office space.

Addleshaw Goddard has taken a pre-let of 29,237 sq ft over levels one to four, including a roof terrace with views across the square.

Architect MLA has re-designed the listed building to provide the amenities expected by exacting occupiers. It offers open plan workspace focused on well-being, sustainability and accessibility. The top two floors, connected by a new spiral stair, have been rebuilt and extended, as has the reception area.

The building has an all-electric infrastructure delivering sustainability credentials including BREEAM ‘Excellent’ and APC ‘A’. Reuse of existing materials is said to have saved over 5,000 tonnes of carbon.

Craig McDonald, MD, Ardstone Capital Limited, said, “We’re delighted to have attracted one of the UK’s leading law firms to 24 St Andrew Square. The aim of the 24 St Andrew Square redevelopment is to deliver best in class office accommodation which meets the needs of progressive modern occupiers and Addleshaw Goddard’s commitment to pre-let the majority of the building is a fantastic endorsement of the project.”

Stewart McMillan, partner, Scotland, Cushman & Wakefield, added, “24 St Andrew Square is a valuable addition to the Edinburgh office landscape at a time of constrained supply of new high-quality accommodation in the market. The building superbly combines the best of contemporary design with one of Edinburgh’s most desirable business addresses and is very well aligned to modern occupier demands.”

Ben Reed, head of UK tenant representation at JLL, commented, “It’s always a pleasure to work with forward thinking businesses who want to provide the highest quality office space to their employees and clients. This move to 24 St Andrew Square perfectly aligns with their ambitions and reinforces Edinburgh’s status as a highly sought after location for leading professional services firms.”

Cushman & Wakefield and Savills acted on behalf of Ardstone Capital and the Ardstone Regional Office Fund and JLL represented Addleshaw Goddard.
