Early engagement keeps crucial project on Point

CM Steel Buildings has started work on a speculative development in Coatbridge that will bring much-needed industrial units to the west of Scotland

The joint developers behind Shawhead Point, a transformative 104,000 sq. ft speculative industrial development in Coatbridge, have hailed the crucial early involvement of main contractor CM Steel Buildings on the project.

Bathgate-headquartered CM Steel Buildings recently broke ground on the scheme, which comprises four industrial units of varying sizes and external concrete hard standings, on behalf of Wemyss Properties and Westerwood Properties.

The build comes at a pivotal time, with the industrial property market in the west of Scotland currently experiencing ever-tightening supply levels, leaving firms with limited options for quality space.

This supply and demand imbalance has created a pressing need to deliver this project on schedule.

“We’ve worked with CM Steel Buildings before so it’s a good relationship,” Guy Scott Plummer, MD of Wemyss Properties, explained. “It is a big project for CM Steel Buildings, but we’ve got total confidence in their ability to deliver it.”

CM Steel Buildings prides itself on delivering quality projects that are as commercially minded as possible. Company owner Chris McInnes has been on site in Coatbridge over the last three years conducting surveys and working through the project with the design team to identify the most cost and time-effective routes to deliver and achieve the best outcome for the client.

That research has resulted in the build being completely flipped – with building 4 set to be constructed first, which will allow for the build materials to remain on site throughout the entirety of the project.

Gareth Williams, project director at Wemyss Properties, revealed that early engagement with CM Steel Buildings was key to getting the project to site.

“The pre-engagement with CM Steel Buildings and our design team has been a huge success for us,” Gareth revealed. “Without that early engagement with CM Steel, we’d probably still be looking at the scheme on paper rather than being on site.”

The project is scheduled for completion in June 2026, with unit 4 – which is 34,000 sq. ft – on track to be finished by the end of 2025.

The wider project team includes PMP (project management, quantity surveying); Hypostyle (architects); Fairhurst (engineers); Butler (M&E designers); and Kirk & Marsh (principal designers).
