LOCATED in the prestigious Barnton area of Edinburgh, The Avenue is a luxury residential development by Cruden Homes, comprising a mix of apartments, penthouses, and villas. Winner of a coveted NextGeneration Project Gold Award for sustainability, the project was specified with the RESITRIX waterproofing systems from CARLISLE for the roof and terrace areas of both the apartment blocks and the villas.
It was important that the roofing system chosen could provide an extended service life and low maintenance, to align with the calibre of the development, the expectations of occupiers, whole life cost management of the assets, and the prestige of the location. RESTRIX is described as the roofing sector’s only hybrid single ply membrane, combining the durability of a high performance bituminous membrane with the flexibility and elasticity of EPDM in a single installation.
The system was recommended by contractor Site Roofing (previously known as Site Sealants Ltd.) because the company has used it on a number of projects and it has become their preferred option for buildings that require a high performance solution.
RESITRIX is said to provide the versatility required to enable specification of a single membrane for both roof and terrace areas. The roof areas include walkable terraces, so a system was required that is robust enough for this application. RESITRIX impressed the client with its durability, in particular its resilience to withstand trafficking by construction teams during the build.
CARLISLE was able to supply the project from UK stock and enabled the roofing contractor to purchase the required materials and store them off-site. This meant the contractor could draw down the materials needed on a just in time basis for the city centre site, helping to manage logistics for the project.
All Site Roofing personnel have been trained in the installation of the RESITRIX system and have been health and safety trained. One of the key advantages of using RESITRIX for the project was that the system requires no open flames, reducing health and safety risk for personnel on site, along with the potential risk to the buildings. The system is fully bonded to the surface, with the use of a hot air gun to seal the laps and complete the details.
The Site Roofing team prepared the deck and applied CARLISLE’s FG35 Primer, allowing it to dry before rolling out the RESITRIX SKW full bond membrane. RESITRIX SKW is a self adhering single ply membrane with a peelable release film. Once the membrane is rolled, the installation team scores the release paper to ensure a secure bond between the substrate and the membrane. The laps and details are then heat welded using a hot air gun.
