Cala submits plans for 221-home development in Bo’ness

CALA Homes (West) has submitted a planning application to Falkirk Council to create a new neighbourhood in Bo’ness featuring 221 properties.

Located at Crawfield Road, the circa 38.3-acre site is allocated for residential use in the Falkirk Local Development Plan and benefits from planning permission in principle.

The Cala proposals include a mix of 188 private and 33 affordable homes. A mix of house types will feature, including a range of three to five-bedroom terraced, semi-detached and detached homes. Bespoke 2.5-storey properties will also be available.

The homes will benefit from an air or ground source heating network and electric vehicle charging points. Cala added that it will also implement a range of features to enhance biodiversity through the implementation of the housebuilder’s Urban Wildlife Strategy, which will include the likes of invertebrate bricks, bird and bat boxes, and native species planting.

The development site forms an extension of the existing Bo’ness community. In addition to the new homes, Cala revealed it plans to enhance the existing community with landscaping across the site, a new multi-use path connecting the nearby John Muir Way to Linlithgow Road, and a proposed new retail facility on Crawfield road. Proposals also include the installation of a recreational park along the southern edge of the site.
