CONNECT Modular and Fyne Homes have unveiled proposals for the development of eight affordable homes in Rothesay.
Occupying a brownfield site on Ballochgoy Road, which has been a gap site for several years, the development will comprise six three-bedroom homes and two four-bedroom homes, designed to integrate ‘seamlessly’ with the local surroundings. Each home will be equipped with an air source heat pump and solar PV panels, embracing sustainable technology, and ensuring energy efficiency.
The site, located on an east-facing slope above the main harbour offers views over Rothesay Bay and the surrounding landscape. The project represents the first new affordable housing on the island in a significant period and addresses the pressing need for larger family homes.
Connect Modular will construct the new homes at its manufacturing facility in Cumnock before delivering them to Rothesay approximately 90% complete. The firm explained that the streamlined manufacturing process of modular homes allows for stricter quality control and quicker assembly, which is particularly advantageous in remote or geographically constrained areas like Rothesay all while minimising disruption to the local community and reducing environmental impacts.
The firm added that it will seek to maximise local opportunities created by the project – with it set to collaborate with local schools and community groups in the area during the development process. The collaborative effort aims to foster a sense of cohesion between the development and local residents and school children. By working together, Connect Modular said it seeks to create a harmonious relationship that benefits both the community and the new development, ultimately ensuring a stronger, more inclusive neighbourhood for all.

Planning approval was unanimously granted on September 18 and the construction of the Ballochgoy Road development is scheduled to commence during autumn 2024 subject to funding approval.
