LEGAL & General has announced two new tenants at its 140 West George Street office development in Glasgow city centre.
Real estate adviser, CBRE, acting on behalf of Legal & General, alongside joint agents Savills, secured five-year leases from business and technology consultancy, FDM Group, and the Equality and Human Rights Commission (EHRC). The organisations have leased 2,090 sq ft and 2,093 sq ft suites respectively.
Joining existing tenants Space Solutions and Handelsbanken, FDM Group and EHRC become the first occupiers to relocate to 140 West George Street following a major refurbishment project, which is said to have delivered ‘best in class contemporary and sustainable workspaces’ across approximately 16,000 sq ft.
Bringing Legal & General’s ‘capsule’ concept to Glasgow for the first time, the fully fitted office suites feature meeting rooms and pods with hot desks for flexible working and ‘spacious’ breakout areas.
The building is fully electric, with updated M&E systems and an air quality monitoring system. Accredited with an A-rated EPC, EV car charging points have been installed in the car park, while cycle racks and shower facilities are designed to encourage tenants to favour commuting to work via active travel.
Martin Speirs, associate director at CBRE, said, “The demand for high quality, fully fitted office space in Glasgow remains high, particularly in the sub-5,000 sq ft market. Occupiers prioritise workspace that promotes health and wellbeing for their staff and Legal & General has responded directly to this demand through the considered refurbishment of 140 West George Street, creating best-in-class space in the Glasgow market.
“It’s fantastic to welcome FDM Group and EHRC, which have now moved into their new workspaces and are benefitting from an array of sustainability features, whilst enjoying great proximity to the best of Glasgow city centre.”
