KNIGHT Property Group has announced plans to speculatively develop a new £15 million facility on a vacant six-acre site at Belgowan Street in Bellshill.
The new development will be branded Delta 70, and subject to planning consent, will offer 70,000 sqft of high specification industrial/logistics warehouse space.
The single standalone unit will include a 12 metre high internal haunch height, 5% internal offices at first floor level, eight dock levellers, two ground doors, dedicated trailer and separate staff parking, EV car charging points, and an extensive secure concrete yard.
The all-electric unit will be of steel portal frame construction and feature high performance roof and wall cladding, clear rooflights to help reduce utility lighting costs, and will be built to high environmental standards – targeting an EPC A rating and BREEAM very good.
Located within the Bellshill Industrial Estate, Delta 70 will be the sixth speculative property to be built recently at Bellshill by Knight – the other five at the 262,000 sq ft Belgrave Logistics Park, which is located within close proximity to this proposed new development.
Howard Crawshaw, MD of Knight Property Group, said, “Our decision to continue speculative development in Bellshill is in direct response to occupational market demand in Lanarkshire for logistics/industrial space in this size sector. Delta 70 will showcase a best-in-class specification, together with Knight Property Group’s own high design and sustainability standards. We are currently working up development and planning proposals, to set before North Lanarkshire Council later this year.”
