15-year lease agreed on new build Bellshill logistics hub

WEST Ranga Management has exchanged lease contracts with tyre wholesaler Micheldever Group for occupation of Connect-70, a new logistics development in Bellshill.

Micheldever will take a new 15-year lease once practical completion is reached in January 2024.

The Connect-70 development extends to 72,733 sq ft and has a target to achieve EPC A and BREEAM ‘Very Good’ ratings. The building benefits from a range of sustainable features including EV charging points, 15% roof lights, roof mounted photovoltaic system and air source heat pumps.

The design is said to take account of modern logistics operators’ requirements, with 12-metre eaves, six-dock loading bays, two-level access doors and first floor offices. Externally the site will accommodate a 50-metre-deep concrete surfaced yard with 16 trailer parking bays in addition to 42 car parking spaces, including eight EV charging and three disabled parking bays.

Dave Haddock, logistics director of Micheldever Group Limited, said, “As our business has grown it became clear that we needed to increase the size of our main distribution centre in Scotland, especially with the growing demand for same day/next day deliveries of tyres to our customers. Due to this we made the decision to commission a brand-new warehouse in Bellshill.

“Critically, as a new build it has allowed us to include the latest technology, permitting us to improve the efficiency of our logistics business as well as help deliver our corporate commitment to a 50% reduction in our carbon footprint by 2030 and 100% by 2050.”

Colliers, CBRE and Gerald Eve are leasing agents for West Ranga Management Limited on Connect-70. Colliers also acted on behalf of Micheldever Group. Gillespie MacAndrew conducted the legals for the landlord, with Lindsays acting for the tenant.
