Major commercial properties set to go under the hammer

SHEPHERD Chartered Surveyors’ latest commercial property auction is set to feature 17 lots from across Scotland.

Scheduled for broadcast live online with remote bidding on Tuesday February 28 at 2.30pm, the catalogue features a range of commercial property and development land opportunities with guide prices starting at £7,500.

The auction starts with a two-storey end-terraced residential development opportunity  close to Stirling city centre with a guide price of £20,000. And acting on behalf of Transport Scotland, Shepherd is offering for sale three fields at Upper Murthat, Moffat in the Annandale district of Dumfries & Galloway.

The firm has been instructed by Forestry and Land Scotland to sell two small sites at School Wood, Forestmill in Alloa at a guide price of £7,500. The site has been tipped to make an ‘excellent residential development opportunity’, subject to planning consent.

Also on offer is a detached hotel in Castle Douglas with scope for continued commercial use or possible residential conversion opportunity, subject to planning consents. This lot has a guide price of £165,000.

A former care home with 45 bedrooms at Grantown-on-Spey, suitable for a range of alternative uses (subject to planning consent), has a guide price of £260,000. Meanwhile, a retail unit on the corner of Perth High Street with a guide price of £495,000 is occupied and trading as Bob & Berts coffee shop with an annual rent of £40,000 representing a net initial yield of 7.73%.

Steve Barnett, managing partner at Shepherd Chartered Surveyors, said, “Our commercial property auctions add an online offering to our local and national service to clients assured by the guarantee of expert advice from a team of fully-accredited professional chartered surveyors operating throughout Scotland.

“A growing number of commercial property purchasers, investors and vendors are becoming well versed in transacting via our on-line auction site and we are pleased to be selling a number of assets on behalf of various public sector organisations through our Scottish Government disposal contract.

“Auctions offer the ability to sell all types of commercial property through our expansive network whilst being able to offer transparency and simplicity of the process. However, our offering goes further in that we are able to offer the local market advice from our in-house team of chartered surveyors.”

The online auction involves the posting of various lots online for which the auctioneer invites pre-authorised buyers to post bids via a live broadcast.
