Extensive refurbishment project underway on Glasgow waterfront building

REAL estate investment firm AM alpha has started a major programme of works to transform an office development in a waterfront location in Glasgow’s city centre.

Due for completion before the end of this year, 200 Broomielaw will deliver 79,300 sq ft of Grade A office space over nine levels.

The multi-million-pound project includes the complete refurbishment of all floors and common areas, relocating the entrance to the centre of the building and creating a new reception with a waiting area, a business lounge and a concierge.

Designed to be Covid-ready for occupiers returning to the workplace, touch-free technology is featured heavily throughout the building.

There will also be a wellness suite with yoga studio, changing rooms and click and collect lockers located at the basement level.

Martin Lemke from AM alpha, which purchased the building in July 2019, said, “We’re making extensive changes to 200 Broomielaw in order to meet the highest demands of future occupiers. The building should offer the maximum level of comfort in daily work and create an environment in which employees feel comfortable and safe.

“From the flexible floorplates with splendid river views to the excellent cycling and changing facilities, to name just two points out of many, it will make the work-life balance for occupiers’ staff easier to achieve whilst working collaboratively with colleagues. Muller International has been appointed property manager for 200 Broomielaw. The firm’s David Carlsson-Evans said, “This is an exciting refurbishment project that will provide Glasgow with much needed Grade A office space upon completion. Work is underway with the preparatory phase of the project now finished and works on the upper floors commencing. Given the demand for space, we hope to make some floors available for occupation as soon as works are complete, also allowing early access for fit-outs.”

The project team includes contractor Clark Contracts, Michael Laird Architects and project manager Reith Lambert. JLL has been appointed as letting agent alongside Reith Lambert.
